Exterior Foundation Crack Repair in Brampton

Most foundation cracks are sealed from inside, and that's the cheaper fix. Some can't be: the wall is concrete block, the crack runs behind stairs or built-ins, or the outside waterproofing has failed along with it. That's when foundation crack repair in Brampton moves outside.

What is exterior foundation crack repair? It means digging down beside the foundation at the crack, cleaning the wall, sealing the crack from outside and covering it with a waterproof membrane before backfilling. It's used when a crack can't be repaired from inside, such as on block walls, or when the outside waterproofing has also failed.

Below: how the repair runs, when it's the right call, when inside repair is better, and what it costs.

How does exterior crack repair work?

  1. Locate utilities. Gas, hydro and cable lines are marked through Ontario One Call before any digging.
  2. Dig at the crack. A section of soil beside the crack is dug out, down to the footing.
  3. Clean the wall. Dirt and old coatings come off so the repair bonds to clean concrete.
  4. Seal the crack. The crack is sealed from the outside face.
  5. Apply a membrane. A waterproof membrane goes over the repaired area, wider than the crack itself.
  6. Check the drainage. If the weeping tile in that section is clogged or broken, it's replaced while the hole is open.
  7. Backfill and grade. The soil goes back, sloped away from the house.

When is outside the right side to fix it from?

  • Concrete block walls. Block is hollow, so injected resin spreads into the cores instead of filling the crack.
  • The crack is behind something that can't move, like stairs, a built-in or a finished feature wall you don't want opened.
  • The outside waterproofing has failed too. Fixing the crack alone from inside would leave the wall soaking.
  • An earlier interior repair didn't hold.

When is inside repair the better choice?

For a single crack in a poured concrete wall, inside is usually better. Crack injection fills the crack all the way through to the soil side without digging, for a fraction of the price. Even in a finished basement, opening a strip of drywall costs far less than an excavation.

Here's the honest rule: if injection will work, outside repair is money you don't need to spend.

What does exterior crack repair cost?

A 2026 Canadian guide puts exterior crack repair with excavation and waterproofing at $3,000 to $5,500 per crack. The price goes up with depth, and with anything that has to come up first, like a deck, walkway or interlock.

Our price: from $2,000 per crack, plus HST. Compare all crack repair prices in foundation crack repair cost in Ontario.

What do you get when it's done?

The repaired crack comes with a 10-year warranty against water coming through the repaired crack. It transfers to the next owner if you sell.
