Leaking Basement Repair Cost in Ontario (2026)
The price of fixing a leaking basement depends almost entirely on where the water gets in. Sealing one crack and waterproofing a whole basement are different jobs, with prices thousands of dollars apart.

What changes the price?
- The leak source. This matters most. One crack is a few hours of work; a full perimeter system is days.
- How much wall is involved. Waterproofing is priced by the linear foot, so one wall costs far less than four.
- A finished basement. Drywall, framing and flooring along the walls have to come off and go back on. Ask whether that's included.
- What's outside. Decks, driveways, interlock and gardens along the wall add cost to any exterior work.
- Wall type. Poured concrete can be injected; concrete block usually needs a different fix.
What can you fix for almost nothing?
Before paying for any repair, rule out the free fixes:
- Extend downspouts so they empty well away from the house.
- Regrade soil so it slopes away from the foundation.
- Clean eavestroughs so they don't overflow against the wall.
- Clear leaves out of window wells.
If water still comes in after a heavy rain, it's coming through the foundation. See basement leak repair for how each source is fixed.
Will insurance pay for it?
Usually not when water seeps in gradually through the foundation. Sewer backup and overland flooding are often separate add-ons to a policy. For homes under two years old, the Tarion warranty covers water coming through basement or foundation walls, so call your builder first.
How do you get an accurate quote?
Send us:
- A photo of where the water first appears, taken right after rain
- How often it happens (every rain, only in spring, only in big storms)
- Whether the basement is finished
- How old the house is, and whether you have a sump pump
