Weeping Tile Repair in Brampton

Weeping tile is the pipe you never see. It runs around the footing of your house and carries groundwater away before it builds up against the walls. When it stops working, the basement is where you find out. It's a common cause behind basement leak repair in Brampton.

What is weeping tile, and how do you know it has failed? Weeping tile is a perforated pipe around the footing that carries groundwater to a sump pit or the storm sewer. Signs it has failed: water along the wall-floor joint all around the basement, a sump pump that barely runs during heavy rain, and dampness low on the walls.

Below: why weeping tile fails, how it's diagnosed, the repair options, and what they cost.

Why does weeping tile stop working?

  • Silt and soil. Fine soil works its way into the pipe over the years and slowly fills it.
  • Tree roots. Roots grow toward water and can block the pipe completely.
  • Crushed or broken pipe. Settling soil, heavy equipment or past digging can break it.
  • Old clay tile. Older homes may have short clay sections that shift apart at the joints.
  • A blocked outlet. If the pipe can't empty into the sump or the sewer, it fills up and backs up against the wall.

How do you know it's the weeping tile?

The pattern gives it away. A single crack leaks in one spot. Failed weeping tile shows up as water along the bottom of the walls in many places, especially after long, heavy rain.

A camera can confirm it. A small camera goes into the pipe through the sump pit or a cleanout, and shows whether it's clogged, broken or full of roots. We do drain camera inspections.

How is weeping tile repaired?

There are three options, and the right one depends on what the camera finds:

  • Flush it. If the pipe is clogged but intact, flushing can restore the flow. It's the cheapest option, but it only helps if the pipe isn't broken.
  • Replace it outside. The soil is dug out to the footing and new pipe goes in, bedded in clear stone. This is usually done together with exterior waterproofing, since the wall is already exposed.
  • Replace it from inside. A new drain is laid along the inside of the footing and runs to a sump pump. This is interior waterproofing, and it avoids digging up the yard.

What does weeping tile repair cost?

A 2026 Canadian cost guide puts foundation drain replacement at about $100 to $250 per linear foot of wall. The total depends on how much of the perimeter is affected and whether concrete or a driveway has to come up. Flushing a clogged line costs far less than replacing it.

Our price, plus HST: camera inspection from $300, flushing from $500, and replacement from $100 per linear foot. More prices are in leaking basement repair cost.

Should you wait?

Not for long. When weeping tile fails, water pressure builds against the wall every time it rains. That pressure pushes water through every weak point, including cracks that were dry before.
